Model assumptions
Every number behind the reports, with the research it came from. Edit any value to see how it moves the results on the right. When you are happy, download your changes and upload them to the project (steps on the right) to apply them to every report, the library and the guide.
Roof life and replacement age
How long each roof system lasts. With PaxSeal a roof reaches its design life; with reactive repair it wears out sooner by the "life added" setting (capped at half the design life). The model replaces a roof when it reaches this age.
Property types
The leak multiplier scales reactive repair costs for buildings where a leak does more damage. The typical building is what the sales library uses for that type; "replaced at" and "next new roof" show what the model does with it.
Model settings
The settings that apply to every report. The repair multiplier and base repair rate drive most of the savings and have no primary source, so they are the first candidates to calibrate with PAX job data.
Markets
Local replacement costs, cap rates and storm loss for each market. Storm loss comes from FEMA’s expected building loss for the county; override it only with a better local figure.
